Boston vs. South Shore: what changes the price?
ContactHVAC is not assigning a fabricated percentage premium to one market. The available data does not support that precision yet. Instead, the index tracks the project conditions that repeatedly change Massachusetts quotes.
Boston
Dense construction, constrained equipment access, parking/logistics, older multifamily housing, difficult duct routes and electrical upgrades can increase labor and project complexity.
South Shore
Older single-family housing, hydronic heating, long retrofit runs, septic/finished-basement constraints and larger properties can affect scope. Coastal communities add corrosion and outdoor-equipment placement considerations.
Both markets
Permit requirements, equipment availability, seasonality, warranties, load calculations, ductwork, panel capacity and whether a project is a simple change-out or a true retrofit matter more than ZIP code alone.

Version 1.0 is a market benchmark, not a proprietary quote survey. The ranges are the same planning ranges used in ContactHVAC’s Massachusetts cost guide. They are intended for budgeting, not as bids or guarantees. ContactHVAC will not present homeowner or contractor quote data as original research until a sufficient, verifiable sample has actually been collected.
Quarterly updates will track: project type, municipality, equipment category, gross quoted price, major included work, permit/electrical/duct add-ons, and whether the quote is repair or replacement. Personally identifying information should not be published in the index.

This edition is intentionally a planning benchmark—not a fake “average quote” study. It separates broad project ranges from the specific scope variables that move Massachusetts bids and explains what ContactHVAC will need before publishing true quarterly quote distributions.

Why Geography Alone Is Not Enough to Explain Price
Boston projects can carry access, parking, multifamily coordination, tight mechanical spaces and difficult duct-routing costs. South Shore projects can carry larger-house distribution scope, older hydronic/oil systems, long line-set runs, finished basements and coastal equipment-placement issues. A reliable index therefore needs to control for project scope before claiming one region is a fixed percentage more expensive than another.
How to Use This Index When Reviewing a Quote
- Identify whether your project is a simple replacement, repair, partial retrofit or complete distribution redesign.
- Compare exact included work—not only total price.
- Check whether permits, electrical, ductwork/piping, disposal and startup commissioning are included.
- Separate gross project cost from rebates, tax credits or financing.
- Ask how the system was sized; DOE/ENERGY STAR guidance favors load-based sizing over rules of thumb.
- Use at least two itemized proposals for large replacement projects when practical.
