“Older South Shore home” can describe a compact Cape, a center-entrance Colonial, a one-story ranch, a historic house with steam radiators, or a multifamily building with several systems and limited exterior space. Those homes do not need the same heating and cooling plan. Building form, existing distribution, electrical capacity, envelope condition and outdoor-unit location usually matter more than architectural label alone.

Cape-style homes: solve the upper floor deliberately
Finished knee-wall spaces, sloped ceilings and small chases can make second-floor comfort difficult. Before choosing equipment, assess insulation and air leakage around roof slopes and eaves. Historic and steam-heated homes: preserve useful distribution
A functioning steam or hot-water system may provide comfortable heat even when the house lacks cooling ducts. The choice is not always “remove everything” or “change nothing.” Depending on condition and goals, a homeowner might repair the boiler, add ductless cooling, install a heat pump for selected zones, or plan a whole-home conversion. Multifamily and condo properties: approvals and boundaries matter
Identify who owns exterior walls, roof areas, shafts, electrical service and existing equipment. Quotes should list penetrations, exterior appearance, condensate, metering, shutoffs, fire-separation work and access to every affected space.
